Terms & Conditions

  • Call out charges are charged at £250.00 plus VAT. This cost is the base rate and materials and labour are charged separately.
     
  • Level 3 has a set limit on parts and labour set at £250.00 plus VAT
     
  • 3 working days are Monday to Friday and exclude weekends, bank holidays and 14 days over the Christmas period. We aim to get to you within 3 working days. Please be advised this is not a promise and sometimes not achievable.
     
  • Any repairs or maintenance required is discussed on the report and quoted prior to commencing.
     
  • Each property will have an initial inspection to determine price
     
  • The price is determined by the age of the property, number of bedrooms, kitchens and bathrooms. Age of central heating systems and electrical consumer units.
     
  • 24/7 maintenance team - these works are assessed by Home Fixer LTD. Works accepted are: running water which is out of control and causing damage to fixtures and fixings within the property. Tenants getting locked out and needing entry to the property. Power cuts relating to domestic electrical equipment. (Does not include general power cuts please contact the supplier) call outs are charged at £250.00 plus VAT, plus Parts, Plus Hourly rate.
     
  • Level 1 reports are reports that give the landlord information on a specific repair.
     
  • Electrical and gas safe certificates are charged at the level of hourly rate with a base rate of £100.00 plus VAT.
     
  • Level 2 and 3 reports a 10 page document given to the landlord or homeowner on a regular basis depending on your level, with the status of fixtures and fittings. Immediate repairs, advice and guidance. Any repairs or maintenance required from this report is quoted separately/ or completed on the given hourly rate.
     
  • Estimated price is given. This is based on a 5 bedroom house with two bathrooms and one kitchen.
     
  • HMOs - All HMOs require licensing and inspections. We DO NOT carry out our own inspections or licensing.This can be added as a bolt on
     
  • Fire regulations - All regulations are Maintained by Home Fixer LTD. This ensures all necessary escape routes are not obstructed or insufficient, fire doors are present and up to date, signage where necessary, fixings where necessary, smoke alarms and heat detectors tested and up to date.
     
  • Termination - You have the right to terminate your contract and direct debit with us at any given time. There's no termination fees or admin costs, simply cancel your subscription or change your subscription if you feel your current level does not meet your properties needs.
     
  • Direct debit - A direct debit instruction is set up and sent to you. Your first payment will be due on the day of opening up a subscription account and charred monthly on the 1st of each month.
     
  • Specialist or overflow work is handled through a trusted contractor network, it is therefore possible not to expect a tradesperson/admin from Home Fixer LTD. Home Fixer LTD uses specialist contractors to undertake certain works. These contractors can add additional expenses where necessary, these added costs will always be stated on quotes or agreed with the landlord/homeowner. Example of contractors as follows-locksmiths, appliance maintenance or repairs, heating engineers, gas safe engineers, plumbers, electricians.
     
  • Home Fixer is not a general tenancy contact, Home Fixer LTD IS a maintenance and management focused service. We do not take responsibility for tenancies, rental collections.
     
  • Payments are paid monthly or annually in full. A £50.00 Plus VAT Admin fee is charged at the start of your subscription.
     
  • Discounts on multiple properties- For eligibility you must have at least 2 or more properties on a subscription above level 1.
     
  • A 10% discount can be claimed through our sister company Mendip Renovations LTD, either above level 1 or as a bolt on.
